How property tax is calculated in Türkiye

Emlak vergisi is an annual municipal tax on buildings, land plots (arsa) and agricultural land (arazi). The tax is the tax value of the property multiplied by a legal rate. Foreign owners pay it on the same terms as Turkish owners.

Inside the boundaries of a metropolitan municipality these rates are doubled, which is why the calculator asks where the property is.

Tax value, instalments and revaluation

The tax value is set by the municipality and shown on your tax notice; it is not the price you paid. Tax values are revalued each year, and for 2026 the increase applied is 12.745%. The tax is paid in two equal instalments: the first between March and May, the second in November.

Before you buy

A buyer normally asks the seller for a municipality certificate showing there is no unpaid property tax before the title deed is transferred. No. It is an estimate based on the standard rates. Exemptions, reductions and the Valuable Residence Tax are not included.
